The Foreclosure Investment Process

            We see the process of profiting from distressed residential realty as a three phase system:  (1) the acquisition phase, (2) the development phase and (3) the resale phase.  Our team of professionals perform all the tasks of implementing our industry-proven strategies for our investment partners.

            The trustee sales- acquisition.  As your investment management partner, Santa Rosa researches auction notices to seek out the gems that can be nurtured and converted into successful investment projects.  We inspect each candidate property and generate a thorough analysis of its likely investment strength in terms of resultant value potential and the expected required inputs for renovations and other development costs to achieve that value potential.  In this way, we are able to compete effectively in an auction environment to acquire only those properties that will meet our investors’ needs, and that can be developed and resold within a reasonable time horizon.

            The development phase.  After acquisition, our team formulates a plan for developing the subject property to its highest potential.  We are pragmatic and skilled at implementing only those improvements that will support the intended investment results.  We do not pose to be artists, architects or fancy designers.  Our approach is to get in, make it presentable and get out with a minimum of investors funds applied and within a minimal time frame.  In fact, we deliberately choose properties which can best benefit from this approach.

            Investment liquidation - resale.  Santa Rosa Real Estate is a licensed California realty brokerage with over 20 years tenure in the industry and in the Murrieta/Temecula Valley.  We market properties via the Multiple Listing Services was well as through our vast sphere of influence in the local realty communities.  An added advantage is that we have participated in your particular investment from its inception through to completion.  That is, we have specifically selected and developed the property to be the type of home we know we can sell effectively and with great surety.
